Buying or selling your house

Although this should be an exciting time for you, it can nevertheless be very stressful if there are delays. We try to ensure that the transaction goes through quickly and efficiently. We will explain everything to you clearly and simply in our renowned friendly way.

The law is, however, complex and we have to show that you have got, or will get, a good 'title' to the property. It may sound silly to say so, but we have to be satisfied that the house you are buying is actually the vendor's to sell! We will deal with all the formalities. The contract, planning where relevant, rights of way, any covenants restricting what you can or cannot do, your mortgage, if you are getting one, or paying it off, if you are selling.

How much will it cost?

A straightforward purchase with a mortgage costs about £550 plus VAT which is currently £96.25. For some reason, most solicitors quote without VAT, which, of course, has to be included in your costs. In addition you will have to pay fees for searches, Land Registry fees, the bank charges for the transfer of the money and, if the property costs more than £125,000, stamp duty.

If you are selling it will cost you about £500 plus £87.50 VAT.

Purchases and sales of leasehold properties are more expensive because they are far more complicated transactions.

How long will it take?

We have often completed purchases and sales within a month but on average it usually takes two to three months.

Do I need a survey?

YES. Never forget this is probably the most expensive purchase in your life.

You take the property as you find it. Once you have bought it you have no come back against the seller if there is anything wrong with the property. We consider it vital therefore for you to obtain a survey to be fully aware of any structural or other defects.
